Four Seasons Hotel & Residences Baltimore is an urban retreat, positioned at the edge of Baltimore’s Harbor East. The glazed tower includes a total of 29 floors with 18 floors completed in 2011 and comprising the hotel component whereas 11 floors were added 6 years later with the residences component. In total, the property has 256 rooms, including 45 suites as well as 62 residential units.
The property is home to four food and beverage outlets by Atlas Restaurant Group including the rooftop Bygone, an 11 treatment rooms’ SPA, an expansive fitness facility, 2 pools, and a total of 1,913m2 of functions area.
The hotel has five key utility supplies: District cooling for its chilled water supply, District Heating (used for both the production of domestic hot water and space heating), electricity, gas, and water. It has several energy efficiency features, such as full LED lighting, a comprehensive BMS, a GRMS (Guest Room Management System), and VFDs on most of its pumps and fans.
In its thrive to enhance its sustainability footprint, the Hotel was looking to have an energy audit to optimize all its various energy and water consumptions.
EEG completed an ASHRAE Level 2 Energy Audit with the mandate to perform a technical due diligence of the current operation and provide a road map of potential Energy Efficiency measures with the technical and economical analysis, covering all the utilities and their related end uses. A large focus was given to efficiency actions that would tap on all the various technologies already in place.
The energy audit was initiated in September 2021 and completed in November 2021. It resulted in the development of16 Efficiency Measures that lead to a potential of total savings of 28% on electricity, 14% on District Cooling, and 44% on District Heating.
