Sofitel Mauritius L'Impérial Resort & Spa, a five-star luxury beachfront property in Flic-en-Flac on the western coast of Mauritius, has completed an ASHRAE Level 2 Energy and Water Audit in collaboration with EEG. Conducted to also meet the compliance mandates of the local Energy Efficiency Management Office (EEMO), this technical assessment establishes an operational framework for improving asset management and resource efficiency.

Property Overview

Originally established in 1991, the resort occupies a 9-hectare coastal estate designated for mixed-use hospitality. The facility comprises a primary low-rise structure featuring Asian-Mauritian architectural elements set across landscaped tropical grounds. Following recent renovation cycles that modernized the guest accommodations, the property's inventory currently consists of 191 guest units, categorized into 143 rooms and 48 suites.

Guest amenities include five specialized restaurants alongside multiple lounges and bars. For recreation and wellness, the property offers two main outdoor pools—including a 1,365 m³ main pool and a 575 m³ adults' pool—a diving center, an outdoor tennis club, a fitness center, and a destination spa equipped with traditional internal hammams. The total conditioned area tops 14,500 m².

Environmental Management and Verified Performance

Beyond its beautiful architecture and extensive amenities, the resort has already made impressive strides in environmental stewardship. This Level 2 audit builds upon Sofitel Mauritius L'Impérial’s ongoing sustainability initiatives, aligning with the Accor sustainability framework. Completed and ongoing green initiatives at the resort include:

• Green Key Certified: The resort holds the Green Key Certification, which validates its compliance with international sustainable management standards.
• Plastic Elimination: The resort has installed complimentary filtered water fountains and refilling stations around the property, offering reusable guest water bottles to reduce single-use plastic.
• Food Waste Reduction: Integration of the Winnow food waste system to precisely measure and minimize kitchen waste.
• Farm-to-Table Dining: Maintenance of an on-site vegetable and herb garden that yields fresh produce for the resort's kitchens to reduce its carbon footprint.
• Eco-friendly Amenities: Transitioning to bulk, retail-sized bathroom amenities and using wooden keycards to eliminate plastic usage.
• Resource Efficiency: Energy and water efficiency measures implemented include two sewage treatment plants treating all greywater for irrigation, high-efficiency chillers, the introduction of heat pumps, and efficient lighting.

Technical Analysis and Efficiency Roadmap

The fieldwork and engineering analysis overseen by EEG established a localized utility baseline and reconciled the property’s total electrical and thermal balance. This data collection exercise resulted in an operational roadmap designed to optimize utility consumption, improve system control, and reduce carbon emissions.

The resulting strategy includes a total of 15 measures combining low-cost operational adjustments with targeted capital investments, encompassing all technical infrastructure from the chilled water system to hot water production, renewable energy, the building envelope, and water.
